We are very pleased about the "Gold Standard" certification of our REWE and dm store in Berlin by the DGNB and the associated KfW funding. The REWE store that previously stood on the site has been replaced by the now rewarded modern and more customer-friendly new building with an appealing wooden look in 2023.

CENTERSCAPE - New Year Greetings 2023

Dear Business Friends, 

We hope that you have all had a good start to this year and we would like to thank you for the cooperative collaboration and the trusting business relationship in the past year. 

The year ahead will again be a great challenge for all of us in many respects, which must be successfully mastered. Together with you, we would like to continue the successful business development of our corporate orientation in 2023.

In the past financial year, despite all market-related adversities, CENTERSCAPE was able to successfully conclude transaction processes for 18 food-anchored real estate properties. In addition, we were able to identify value creation potential in a large number of our existing properties and successfully realise this through appropriate modernisation and expansion measures. As a result, many well-known chain store tenants have again decided to continue their joint business relationship in the medium and long term at our locations in Germany, Poland and the Czech Republic. 

In retrospect, we can state that through the totality of all measures implemented, we were able to make a significant contribution to increasing the portfolio value of our real estate holdings to more than €1.3 billion and also to securing all jobs in the company.

We would like to continue on this successful path together with you and would greatly appreciate it if you would support us in this ambitious project as you have already done in the past years.

Centerscape acquired a grocery store in Jabłonna, Poland

In October 2022, the Centerscape Group acquired a commercial property in Jabłonna, Poland  at Akademijna street. It is offering ca. 2 739 square meters of leasable area with grocery chain Biedronka as the anchor tenant. With this acquisition the Centerscape Portfolio in Poland grew to 54 assets.

The property is located in Warsaw Metropolitan Area. Target property is located by a very important National DK61 Road linking Legionowo and Warsaw. Therefore, target location is more driving than pedestrian. 

There are 80 parking spaces for the exclusive use of customers

In July 2022, the Centerscape Group acquired a commercial property in Grajewo, Poland at Konstytucji 3 Maja street. It is offering ca. 892 square meters of leasable area with grocery chain Biedronka as the anchor tenant. This is already a 40th asset with a Jeronimo Martins store as the main tenant in the investor's portfolio.

Centerscape acquired a grocery store in Nowy Dwór Mazowiecki, Poland

In July 2022, the Centerscape Group acquired a commercial property in Nowy Dwor Mazowiecki, Poland at Harcerska street. The ca. 1 654 square meters of leasable area rented to grocery chain Biedronka as the anchor tenant.

The acquired property is located in Warsaw Metropolitan Area and has good road transport connection as well as train connection and there is also an international airport 5 km from the target property. There are 23 parking spaces available for the use by customers.

In May 2022, the Centerscape Group acquired a commercial property in Warsaw at Widoczna street. It is offering ca. 1 569 square meters of leasable area with grocery chain Biedronka as the anchor operator and Rossmann drugstore and Kross as side tenatns. It is the 38th asset with Biedronka as anchor tenant in the portfolio of Centerscape.

The asset is bordering with a neighborhood of residential development and it is as well connected with a commuter road. Customers can also benefit from 66 parking spaces.

Centerscape acquired a grocery store in Torun, Poland

In May 2022, the Centerscape Group acquired a commercial property in Torun, Poland at Reja street. It is offering ca. 1 424 square meters of leasable area with grocery chain Netto as the anchor tenant. With this acquisition the Centerscape Portfolio in Poland grew to 50 assets.

The acquired property, situated close to the city center, is surrounded by a densely developed residential area, as well as many students houses (the local university is located nearby).
It is both, a pedestrian, as well as driving location, with a very good accessibility.

In May 2022, the Centerscape Group acquired a commercial property in Elblag, Poland at Krolewiecka street. Centerscape acquired a property in Suwalki, Poland

In May 2022, the Centerscape Group has acquired the property located in Suwalki, Poland.
It is already a 36th asset with a Jeronimo Martins “Biedronka” store as the main tenant in the investor’s portfolio.

The Asset is offering ca. 1 716 square meters of leasable area. Customers can also benefit from 70 parking spaces.

The property is located in the city center, by the main DK8 road in close proximity to the dense residential development. Moreover, the target property is frequently visited by foreign customers (mainly from Lithuania), as it is one of the first large stores on the way from the border.

Centerscape acquired a property in Mścice

In April 2021, the Centerscape Group acquired a property located in Mścice in West Pomerania Province, Poland. It is already a 34th asset with a Jeronimo Martins store as the main tenant in the investor's portfolio.

The Asset is offering ca. 1 569 square meters of leasable area. Customers can also benefit from 66 parking spaces.

Mścice is located by a very busy road leading directly from Koszalin (105k inhabitants) to the seaside resorts Mielno and Unieście. In addition to the already huge catchment on the daily basis, the period from June to August is extremely profitable for the store due to the increased tourist traffic.

Centerscape expands its portfolio - two new properties in Poland 

In December 2021, the Centerscape Group acquired two retail parks located in Warsaw and in Inowrocław, offering ca. 4, 550 square meters of leaseable space, with Netto chain as the grocery anchor operator. 

Both assets are fully commercialized and located in close proximity to the dense residential development. Customers can benefit from convenient transport connections as well as numerous parking spaces - 68 for the property in Warsaw and 77 for the one in Inowrocław.

CENTERSCAPE acquires newly built property with EDEKA as anchor tenant in part-ownership in Berlin Central

CENTERSCAPE has acquired a newly built commercial property in part-ownership in Berlin Central and taken it over in October 2021. The modern and sustainability-oriented property was developed and sold by Otto Wulff Projektentwicklung GmbH. Engel & Völkers Commercial acted as intermediary in this transaction. Legal advice to the buyer was provided by GSK Stockmann.
 
The property, which was completed in Q3 2021, is partly built over with 32 freehold flats and has green roof areas. The EDEKA grocery store located on the ground floor opened on 30 September 2021 on around 1,030 m² of lettable space. When furnishing the interior, emphasis was placed on a modern design that highlights regional references. With a bus connection and an underground station in the immediate vicinity, as well as schools and kindergartens in the surrounding area, the property is very well integrated into the infrastructure and remarkably accessible for customers.

Furthermore CENTERSCAPE has successfully closed a transaction with Biedronka supermarket as anchor tenant in Wierzchosławice, Poland in October which leads the total of assets under management to 218.

Centerscape acquires part-owned Rossmann drugstore via Immoraum in Ostfildern, close to Stuttgart, Germany

Centerscape has acquired a part-owned commercial property in Ostfildern and took it over in the month of July 2021. The property was sold by a family office. Immoraum Real Estate Advisors, Partner of the NAI apollo group acted as agent in this transaction and GSK Stockmann legally represented the buyer side.

The anchor tenant of the property, which was modernised in 2014, is Germany's second-largest drugstore chain Rossmann on a lettable area of 821 m². The property, located on a main road, is in the vicinity of a densely populated residential area with around 8,000 inhabitants within a 1 km radius and is the only drugstore in the town. 

The surrounding shops with bank branches, pharmacy, post office and many more as well as the connection to the public transport system characterise the attractiveness of the location. The wide range of goods and the lucrative opening hours of 12 hours per working day lead to a constant flow of customers.

Centerscape expands its Warsaw portfolio with two new properties 

In June 2021 the Centerscape Investments Poland has purchased two retail assets located in Warsaw at Obozowa and Belgradzka street. In both of them Jeronimo Martins Poland is the anchor tenant. We already have 33 properties in our portfolio with Biedronka as the main retail store. 
Both assets are situated in the immediate vicinity of large residential areas, are well communicated with the city and have underground parking lots. The property located next to Obozowa street offers over 1 600 m² of rentable area and 74 parking spaces, the one situated at Belgradzka street has 3 346 m² of rentable area and the parking for 84 cars.

CENTERSCAPE acquires Rossmann market in Waren, Germany

Centerscape has acquired a Rossmann market in partial ownership in Waren an der Müritz, Germany and taken it over as of March 2021. The drugstore with a total lettable area of approx. 750 m² is located directly in a pedestrian zone on the market square in the centre of the historic old town and is let to the drugstore chain on a long-term basis. Immoraum Real Estate Advisors, partner of the NAI apollo group, brokered the transaction. The buyer was legally represented by GSK Stockmann.

CENTERSCAPE acquires Edeka market in Waren (Müritz), Germany

Centerscape has acquired an EDEKA market in partial ownership in Waren, Mecklenburg-Western Pomerania and taken it over as of February 2021. The asset was vended by a private seller. Kapeha Real Estate GmbH & Co. KG from Kiel brokered the transaction. The buyer was legally represented by HEUSSEN Rechtsanwaltsgesellschaft mbH.

The modernized full-range store with a floor area of over 2,250 square meters, a bakery, a post office/Toto-Lotto stand and a flower store as well as 99 parking spaces at ground level conveniently serves customers from the densely populated residential area. The adjacent Norma market, a pet supply store, a hairdresser, Asia Imbiss and locksmith round off the shopping experience.

CENTERSCAPE acquires Biedronka market in Szamotuły (Greater Poland) 

In December 2020, Centerscape Investments Poland has purchased a retail property located in Szamotuły at Zamkowa street, with grocery market Biedronka as the main tenant. It is the 30th Biedronka-anchored asset in the Centerscape portfolio. 

The property has over 2,300 m² of rentable area and 74 parking spaces. It is located next to a Bricomarche supermarket. The dynamic residential area which surrounds the new asset and the densely populated town provide the purchasing power close to the national average.                                            
Due to the convenient location, next to the main road, almost the whole municipality can be reached within 15 minute driving distance. Szamotuły is also well communicated with Poznań (only 45-minute drive away).

CENTERSCAPE acquires local shopping centre in Osnabrück

Centerscape acquired the "City Center Bremer Brücke" with REWE and ALDI as anchor tenants in Osnabrück in December 2020. The property is part of a retail portfolio whose properties are being sold individually. Comfort has been commissioned with the marketing of the portfolio and advised the seller. Hannoverreal acted as agent for the buyer.

The conveniently located local shopping centre with 129 parking spaces was built in 1983 and extensively modernised in 2009/2010. With a usable floor space of over 3,800 m² on a plot of just under 9,000 m², the property houses, in addition to the anchor tenants REWE and ALDI, among others a dm drugstore, the hairdressing salon Lier as well as Schwietz-Tabak and Lotto.

CENTERSCAPE acquires local shopping center in Strausberg

Centerscape acquired a retail agglomeration with NETTO and 15 additional rental units in Strausberg, Germany in December 2020. The local supply center was extensively modernized between 2018 and 2020 and is fully leased. 

The purchase was made through Baukontor Lange GmbH. "In this complex transaction, the long-standing support of both parties in particular contributed to this positive conclusion - equally beneficial was our nationwide network to family offices and institutional investors" says Christoph-A. Böhme, investment consultant for retail real estate at the nationwide operating Robert C. Spies Group, which acted as intermediary in the transaction. Legal and tax advice to the Centerscape Group in this transaction was provided by the law firm GSK Stockmann.

The property is located on an approx. 10,230 m² site, directly integrated in the catchment area of a massive residential block development. The tenants on a total leasable area of over 3,450 m² have a total of 150 parking spaces at their disposal on the site.

In addition to the discount grocer NETTO, the tenants also include TEDi, a pharmacy, a beauty salon, a hairdressing salon, a flower store, an alterations tailor, a physiotherapy practice, a nursing service and a restaurant.

This is the tenth transaction Centerscape has completed in 2020 under its so-called Safe Haven investment strategy, which aims to acquire high-quality commercial properties for its own portfolio that generate long-term returns and have proven to be crisis-proof.

CENTERSCAPE acquires organic deli market in Berlin Centre

In October Centerscape acquired an organic deli store in Berlin Centre as condominium asset. The nature and delicacies market with a total lettable area of 229 m² is located on the highly frequented Invalidenstraße, which is connected to the public transport system, and was sold by a private seller. Tolle Immobilien GmbH brokered the deal between the seller and Centerscape. The commercial law firm GSK Stockmann also provided comprehensive legal and tax advice to the Centerscape Group in this transaction.

The property was built in 2008. The unit acquired by Centerscape is located on the ground floor of a residential and commercial building in a central district. In the direct vicinity there are many restaurants, shops, medical practices and the Volkspark am Weinberg (People’s park at the vineyard).

CENTERSCAPE supports the initiative #chemnitz2025

CENTERSCAPE supports the Chemnitzer Wirtschaftsförderungs-
und Entwicklungsgesellschaft mbH (Chemnitz Economic Development Agency)
in their participation in the initiative “European Capital of Culture 2025”. On Saturday, 17 October 2020, the Ikarus Boulevard will be opened as a further Capital of Culture street alongside the Rathauspassage in the city centre, Schloßberg, Kaßberg, Brühl, Reichenhain and Sonnenberg. To kick off the event, there will be all sorts of activities around Ikarus Boulevard between 2 and 6 pm. From the Ikarus Center and the pedestrian passage to the Sachsenhalle sports hall a varied cultural programme with musical and artistic entertainment will take place. Team Chemnitz2025 will also be on site to get into conversation with Chemnitz residents.

Centerscape acquires Netto Markt in Stuttgart-West via Immoraum

CENTERSCAPE has acquired a Netto market in part-ownership in Stuttgart-West in Q2 of this year and has now taken it over at the beginning of August. 

The supermarket with a total lettable space of approx. 750 m² is located near Hölderinplatz in the popular Stuttgart West and is let to Netto on a long-term basis.

The property with the supermarket is directly integrated into a residential environment, located in a central part of the city and has its own underground parking spaces as well as excellent public transport connections. The seller was KB Projekt Zwei GmbH. Immoraum Real Estate Advisors, partner of the NAI apollo group, brokered the transaction on the buyer's side. Fuchs Real Estate was active on the seller side. Legally the buyer side was represented by GSK Stockmann.

Since its foundation in 2007, the Centerscape Group has selectively built up a strong real estate portfolio with a total of more than 200 properties – over 35 of which are located in Poland. The total portfolio value is approximately €950 million.

Centerscape acquires two grocery stores in and near Dresden in March 2020

Centerscape has acquired two grocery stores in downtown Dresden and on the city limits of Dresden in Heidenau. The parties have agreed not to disclose the purchase price. Legal advice was provided by the law firm Bissel & Partner from Erlangen.

The property in Heidenau is an ALDI Nord discount store. The store was opened in November 2019 and has 90 parking spaces on a 5,700 m² plot. The rental space is 1,460 m². The purchase was made by a Dresden-based Engineer and property developer.

The second property was acquired as a partially owned property and is located very central in the Dresden district Johannstadt/Strießen with over 20,500 inhabitants within a radius of 1 km. The anchor tenant is a Penny Markt with adjacent bakery/butchery on over 900 m². The seller in this case was a private person. 

The completion of these transactions will allow Centerscape to further expand its portfolio, which consists primarily of grocery anchored retail properties. 
Even in times of corona crisis Centerscape ensures stability, security and reliability for employees, business partners and the capital source.

In Q1 2020, the Centerscape group has purchased a retail property located in Gocław, Warsaw with Aldi market as the anchor tenant on a rental area of 3,888 sqm.

CENTERSCAPE acquires Netto market in Nuremberg via Engel & Völkers

Centerscape has acquired three shop units with Netto as anchor tenants. The seller of the investment with a total rental space of approx. 1,044 square meters is a private owners' association. The parties have agreed not to disclose the purchase price. Engel & Völkers Commercial Nuremberg acted as intermediary.

The shop units are integrated into a senior citizens' centre which KIB built in 2001 and form the central local supply centre in the heart of Nuremberg's Johannis district. Other tenants include a bakery branch and a specialist shop for baby and children's equipment. "We are pleased to have found a buyer in Centerscape who is also able to deal professionally with part-ownership," said Jürgen Hausmann of Engel & Völkers, who accompanied the deal. Steffen Mittag, Centerscape's authorized signatory, was pleased to have acquired the first retail property in Nuremberg.

CENTERSCAPE acquires the Lohgerbe shopping centre in Bad Säckingen 

Centerscape has acquired the established Lohgerbe shopping centre in the pedestrian zone of Bad Säckingen. The transaction was brokered by CBRE. The legal advice for the buyer was provided by GSK Stockmann.

The shopping centre, which opened in 2001, attracts customers from Bad Säckingen and nearby Switzerland with its diverse range of food, drugstore items, clothing and services on over 5,000 m² of lettable space.

The anchor tenant of the property is an EDEKA Schmidts Markt. The other 9 secondary tenants include dm, cult fashion, Tally Weijl and Ernsting's Family.

The integrated location as well as the 320 parking spaces available and the connection to public transport via a bus stop in front of the property make it easier for customers to find their way to the shopping experience.

CENTERSCAPE acquires an organic food market in Berlin-Charlottenburg in the neighbourhood at Klausenerplatz

Centerscape acquired the commercial property in Berlin in December 2019. The parties involved agreed not to disclose the purchase price. Comprehensive legal and tax advice was provided to the Centerscape Group by the commercial law firm GSK Stockmann, which has regularly advised Centerscape on the acquisition of retail properties for several years by now.

The historically significant property is currently leased to BIO COMPANY on a long-term basis and has a rental area of approx. 600 m². It is located in a densely populated residential area near Charlottenburg Palace. 

In the 19th century, the property was used as an indoor riding arena before it served as an emergency church. In 1932 the Mali-Movie theatre opened here. From 1968 onwards, the space had already been rented to a discounter. Since a further renovation and change of tenants in 2013, the store now offers a wide range of organic products for the neighborhood residents.

CENTERSCAPE acquires specialist retail centre in Niestetal near Kassel, Germany

Centerscape has acquired the fully let commercial property from the EGK Immobilien Group. The parties have agreed not to disclose the purchase price.

The property is located in Niestetal, one of the financially strongest communities in northern Hesse - on the immediate outskirts of Kassel. The anchor tenant of this property with approx. 2,100 m² of rental space is a REWE grocery store, while the secondary tenant is a pharmacy. 

The seller, EGK Immobilien Gruppe from Cologne, specialises in the purchase of value-added products from large-scale retail trade. The financial and business consultancy Schoutz & Partner in Cologne acted as a broker for the buyer.

CENTERSCAPE acquires local supply centre in Erkner near Berlin, Germany

Centerscape has acquired the fully let commercial property from Dr. Ritter Finanz GmbH (Ltd.) and the Schenk Group. Both companies developed and constructed the property in close cooperation. The parties have agreed not to disclose the purchase price.

The property acquired in Erkner near Berlin is a two-storey new building that was completed in 2019.

Long-term tenants of this property with 175 parking spaces and a total rental area of over 5,700 m² are an EDEKA Center, the Landkreis Oder-Spree and a pharmacy.

CENTERSCAPE acquires local supply center in Neuhardenberg, Brandenburg

CENTERSCAPE has acquired the fully leased commercial property from HF Neuhardenberg Invest GmbH. It was agreed to keep the purchase price confidential.

The property is located in the city center near the Neuhardenberg Castle, directly on the main road. With its seven rental units, it forms the central shopping center for Neuhardenberg and the neighboring communities. The anchor tenant here is a large-scale REWE food market. 

The additional tenants include a pharmacy, a bistro, a hairdresser, a contact point of the AWO and a savings bank branch.

CENTERSCAPE acquires REWE food market in Sittensen, Lower Saxony

Centerscape has acquired a commercial property leased to REWE. Seller of the investment with a total rental area of over 2,500 square meters is a private owner. It was agreed to keep the purchase price confidential. The Hamburg-based Blank Immobilien GmbH acted as intermediary.

The full-range provider was built in 2003 and is well established on the market. The location at the entrance to Sittensen, directly on the main road (L130), in the immediate vicinity of a gas station with truck stop and the surrounding commercial as well as residential area ensure a good customer frequency. 149 parking spaces are available to customers on the approximately 7,700 square meter big property.

CENTERSCAPE acquires Netto market in Stuttgart via Immoraum 

Investor Centerscape acquired a Netto supermarket in part ownership in Stuttgart. The grocery market with a total lettable area of approx. 1,050 m² in the Möhringen district of Stuttgart is leased long-term. The property is integrated directly into the residential environment with the apartments above the supermarket, is located in a central city district, has its own underground parking spaces and has good public transport connections. The seller was an asset management GbR. Immoraum Real Estate Advisors, a partner of the NAI apollo group, has brokered the transaction on the buyer side. On the seller side, Sascha Herget Immobilien was commissioned.

Centerscape acquired two properties in Poland in the second quarter of 2019

In the second quarter of 2019, the Centerscape Group purchased two grocery anhored  properties located in Sosnowiec and Kluczbork, Poland. Their main tenants are the leading retail chains Polomarket and Biedronka.
Both properties are well integrated with the surrounding housing estates, they also have good access to local infrastructure.
Centerscape focuses on developing commercial real estate activities in Germany, Poland and the Czech Republic.
Since its establishment in 2007, the Centerscape Group has built up a strong portfolio of 195 properties, 35 of which are in Poland. The total investment is EUR 820 million.

Centerscape acquires Penny grocery-market in Leipzig and completes construction of a new local supply center in Chemnitz 

At the end of April 2019, the investor Centerscape acquired the long-term property leased to the REWE subsidiary Penny with a total rental space of 1,150 m² in the Leipzig district of Mölkau.
